I'm currently learning what I can and watching my local market as I gather the funds for another down payment on a SFR or Duplex. 

I've watched pretty much all of your videos up to around 101 LOL!!!

I'm only renting it out for $600 a month due to the same older lady has been there for years and I know she can't really afford much more plus the unit needs some good updating in the inside. 

It is also good to have at least one tenant moved in as soon as you can so that someone is there watching your property at night.  

I spent a lot of time watching webinars and learning about REI with this site about a year ago, but I pulled away a bit to become a General Contractor and grow my business a little bit.

One nice lady said I was the 6th letter she'd received in 2 weeks.

I watched the BP podcast last week and saw there is one couple in NJ can put 10% down payment without paying any BPMI.

Things to watch out for:1.

There is no better way to learn then watching someone else do it, and going through the motions from A to Z.3) Continue to save.
