Visit a real estate office, take a dozen doughnuts in in the morning, if you feed a Realtor they will talk to you (lol).

Many 3rd party sites will show foreclosures that not actually available.If all you want to go after is foreclosures have your agent set you up with a direct feed from the MLS and you will receive an email with the foreclosure listings as they become available.

I'm always willing to negotiate rates to feed my creativity...
