In order to defer all taxes in a 1031 you must purchase at least as much as you sell and you must use all of the proceeds from the sale in the next purchase or purchases.In the scenario you lay out with 100K of gain that you want to use 50K of in the 1031 and contribute 50K to a S401K, you've got to do some benefit calcs1.

I think a walk through video of the house would be a much better tool to pull in renters/buyers than any possible pics you could take.It gives a much better perspective on the layout and the room sizes.

I know it seems counter intuitive because they would loose income but it seems like a relationship could be developed and deals could be made.

Would the layout be conducive for this?

I don't think I would remove a tub unless it was a 2nd bathroom and the other one had a tub or the bathroom's layout was problematic and it could only be solved within that footprint by changing to a stand-up shower.

Not sure what the layout of the lot is, but it may be possible to build a 5-unit using your cash available (~$500k).

That one was that it was in the desirable Waverly school, so I think that helped a lot.It also helps to have a conventional layout.
