Haven't heard that before, how creative :) I really like how you mentioned having goals in mind - in the Denver market, I'd be okay spending what I currently do for rent (ideally less), that'd be a personal win as I'd likely be cash flowing after moving out of the property.The "repairs budget" is also such a wonderful idea!

It's either W2 salary permanent full time (or 40 hours week consistently, permanent full time W2) and it instantly counts in 99% of scenarios OR for self employed / contractors / gig stuff they typically want 2 years on tax returns, since 90% of new businesses and enterprises fail within 2 years.
