I did a quick Google search and found 4 companies that were listed as top 4 for rental properties.

I just googled "side gig" and theres a few pages of reading.Yes they are all fairly manual, driving your car etc.Having been in the investing side for 10 yrs now I actually don't know side gigs IN real estate.   

I would look at distressed landlords who were strapped by the eviction memorandum and are motivated to sell.Contract: google WB-11.

Knowing if they’re good is another thing though… that’s where referrals and searching their name on BP and Google can really help you figure out their reputation.

My experiencebefore jumping through all the hoops to get a dealers license I googled mobile home manufacturers in GA I emailed 3 manufacturers.  2 called me the next day and the 3rd emailed me I told them what o was considering and asked them how much they would sell me a standard 3/2 approx 1300 sq foot and 1500 sq foot house for if I was a licensed dealer     For me the price was not enough for me to do what is required to get my dealers license.  

If you do not have 3.5% down just google your county's DPA program and see if it still has funding and what those requirements are or reach out to a Bank/lender and get Pre-approved!

No personal recommendations, but you can search Google and look at reviews.

This has also happened in Seattle and surrounding as people are pushed to the outer fringes while Google, Microsoft, and Amazon have taken over and dominated the housing and rental markets.
