@Kevin Leppink first thing first is that I have never done a direct mail campaign but I have been getting some ducks in a row as I have been deeply considering starting one with the simple goal of picking up one rental every 12-24 months or even finding a property to house hack.

My goal for FIRE is SFH and MFH for long-term rental holds but this will be done in South and Midwest as NJ is not a good market for this strategy.

My ultimate goal is to buy and hold rental units and continue to increase my portfolio over time resulting in an impressive real estate empire i can pass down to my children.

Our goal is to invest through Roofstock for the first property in Florida with all cash and no mortgage. 

I currently gross a bit under 150k.What issues should we be on the lookout for with this goal in mind?

They are options but it is up to you on how comfortable you feel.Go to meetups in your area and network as that is the most important thing you can do. you will find a good realtor who can help you with your goals. 

No just to let you know my end goal is probably only 10 properties enough to live off of and quit my day job.
