However, I would suggest getting with other investors in your market to find out what THEY are seeing. 

Go there in person and find out who is on first.

Another thought - When purchasing HVACs, roofs, tree removal, siding, etc. you can very easily pay "retail" (just look for the biggest ad campaigns online) or you can save 30-50% by being your own GC and finding or going to the crews directly.

I find that you can get private lenders or Joint Ventures easily and scale using those connections 

Or even attempt to find opportunities in other states, contacting a local real estate agent to look around.

The hurdles I have seen so far is finding a lender that will fund the build and in my situation a builder the lender approves and is VA approved as well.

We have found that finding an investor-savvy agent to buy property on market and a solid wholesaler to buy off market properties is the perfect marriage to find deals.
