My favorite areas - median income areas, median market values $150k - $250k, and highly rated schools - easily have less than 30-days of inventory. 

That carpet has probably been down for 20 years or more, based on the color and design. 

If authorized, walls must be returned to original color upon vacating.I'd keep a portion of security deposit in order to repaint.

I've been listening to many podcasts (The Best Real Estate Investing Advice Ever Show hosted by Joe Fairless being my favorite), I've been reading some great books (I LOVE Rich Dad Poor Dad) and have just been trying to educate myself as much as possible on real estate investing. 

This is one of my favorite features of Bigger Pockets especially for asking specific questions.

QUESTION:  Do you think it is wasting my money if I have some cards printed (4 x 6 full color) and buy a mailing list from the post office or some other list source online to do a direct mail to the apartment complexes who are near me (same school district) to see if any of them would rather be in a single family home for LESS than they pay for the apartment?

we try to pic colors and finishes that are less trendy as not to date the properties, I have a couple of properties that I built in late 90s with pickled cabinets and coreian counter tops that were really popular at the time, which cost more but rented higher at the time but not enough to overcome higher cost, others I did were simple had white cabinets with laminate tops, but now they rent about the same, but we do get a lot of negative comments on the pickled cabinets so I do my best to stay away from trends.
