Prospective flipper

Since I was a teenager I have had a love for making an outdated home beautiful from my mom (who enlisted me for help due to her lack of eye for design) renovating her home. Since it was always on a tight budget, we got pretty creative-and it always turned out looking expensive and new. I just couldn't get over the excitement and accomplishment of each new finished project. I started watching home flipping shows and it became a pipe dream. Then I got my first job working as an assistant for a property manager. There I quickly realized that if I could manage the maintenance, occupancy, and finances of hundreds of OTHER people's properties, I could do the same with my own--only making a lot more money. I began listening to everything and learning everyday. Although I loved the work I was doing, a better opportunity came along for my current position at a title company. A sizable number of the transactions we do are for investors and it has only grown my interest (and fascination) even more. The past couple of years, while working two jobs and going to school I have struggled to decide what career I was actually pursuing, but every day at work I feel like I am watching other people living out my dream. It has however provided me with an incredible amount of insight from people already making big money doing this, as well as what goes on behind the scenes of a transaction and it began to occur to me that that experience was valuable. Finally I went on the mls to see what was out there that was low priced and in a good neighborhood (having lived in the same area my entire life, I know what's good and what isn't). I immediately found 2 houses that were perfect and began basically obsessing over learning as much as possible about the business and I will continue to until I find an investor and even after that. I have devised a plan to combine flipping homes and creating rental income and the more research I do the more excited I get to start and finish my first house and many more and be doing what I truly love while supporting my family.
