Its not like I have a week to call a contractor and schedule something.

Thanks to great handyman and new PM that have helped me along the way through these troubled spots.Not only screen your tenants but also your contractors, don't get sucked in by their drama.

Structurally the house looks sound will need all new insulation, electric, plumbing, and probably plumbing.

I can't comment on the legalities of that, however in the past I have done this with electrical.

I'd love to hear feedback and suggestions on what will make a good VR in that area, or are there areas I should look into.Also, I'd love to connect with agents, investors, lenders that are active in Tahoe or perhaps Reno that could help me build a team over there including contractors, cleaners, etc.

Basic inside outside paint and remodel bathroom and kitchen, some minor electrical and refinish hardwood flooring (hidden under carpet :) ).
