I have a mainly STR portfolio but we started a management company that has a half dozen full or close to full time workers because we felt that at the time the 3 STR’s we had was so much work we needed to either go bigger and outsource or stop because it was driving us crazy we also have basically 90+ percent occupancy year round and have check in’s and outs basically every day.

Bought my first duplex about two years ago which I live on the top part of the duplex and I have a toilet pay me rent on the bottom half just looking to start acquiring more properties any help would be greatly appreciated thank you.

The notice to quit was given him the right to stay in the house until October 1st, he filed an appearance on November 15th (not sure why he had a month and a half to file an appearance, I think was my attorneys negligence, but he says that is the time it takes) I am still waiting for a mediation date, but it is already 4 months he is living there for free.

OBVIOUSLY if you’re only renting out half of it and living in the other half.

I'm in negotiation for a duplex that has month to month renters currently paying $725 each which is half of market rate.

I'd hate to see a property sit empty (ish) for half the year.

You're right - Home values have skyrocketed in the past year and a half and with Big Tech and Pharmacy boom starting to take over and relocate here I don't see it slowing down anytime soon.

My ARV is half of what it was before and now I am trying to crunch the numbers and its just not possible and we are possibly not going to be able to get this property under contract.
