Need help with comps and information
Hello everyone, my team and I are investors and my main job is comping property. I recently ran the numbers on a property and came out as a good deal. However when I double checked everything before sending a contract through I noticed that zillow had confused me and my numbers are way off. I was using MLS records to see what the property sold for and then took the PPSQFT of 3 different comps and averaged them to get my value to figure out ARV. My ARV is half of what it was before and now I am trying to crunch the numbers and its just not possible and we are possibly not going to be able to get this property under contract. I do not want this to happen in the future, can anyone offer me advice on how you comp properties. I have tried to ask a few people that I thought were going to mentor me but they're not answering my calls or texts.
