Your elderly owner will need to go down to the court house and file eviction action for non payment of rent. which will take several weeks to get scheduled and she will have to pay a filing fee for that.

In Maryland, it looks like this is a Notice of Intent to Foreclose filed at the courts.

I have used "class" function to separate accounting on each and every project that I undertake, I don't see why you can't integrate everything (per property and personal networth) on one qb file.

Yes it will cost you some money and some time but it will be worth it when its done.Having a valid rental license is required if you ever want to use the court system to get a tenant out.

But maybe there's something...It is not that you don't owe the money, rather that the courts will no longer enforce the debt if you wait years before atempting to collect it. 

Consider the functions that make a monthly payment.  

It's not a terribly difficult thing to figure out- but it's reasonably obscure in how it functions, what you have to do, the deals you have to analyze, how to buy at the auction and how not to get totally hosed on a bad buy.

The reason I ask is because home court auctions require 100% payment in Money order or cashiers check.
