Do not market to pre foreclosures in Maryland. If you screw up and violate the Homeowners in Foreclosure Act the penalties are up to a $10,000 fine and 3 years in jail. Just think, sending out 100 mailers at $10k a pop, that's  $1 million you could owe pretty quickly.
