There is incredibly low inventory in my area (as is with the rest of the country) and bidding wars are happening here too.

I have some people around me who have real estate knowledge tell me that i’m not quite there yet, but if I have to be prepared to go down the path I want to go down, I have no issues forming an LLC if it’ll get me that one step closer.

I do selective targeted letters, focusing on out of state, out of county, out of country, owners, as well as non-owner occupants and longtime owners, like 20 years+. 

Your path on what will work best does depend on the Local Code. 

I don't know if it is popular however based on my conversation it seems to be in the path of progress.

The other complicating factor is that I currently reside in a different area of the country than that in which I am interested in investing.

With that said, what does the group think of actually moving to an area of the country where the RE market isn't 100% crazy?

No rules, you can chose the best path for yourself and for most that would be software VS a ton of different accounts.  

Employers all over the country are desparate for employees- even restaurants are paying signing bonuses for wait staff.
