into insanity me as a small time landlord, 5 doors, is getting absolutely killed. 2/5 of my tenants aren’t paying or even attempting to communicate anymore because they KNOW I have zero recourse.

Initially there was good communication in the early stages of the planned full renovation.

It's just like anything, good communication and planning upfront before something happens will make it seem easy.Here's my first intro to a death in a unit...When I first got into multi-family in about 1993 (I was all of 19 at the time), my first two six-plexes were next door to each other, and I had a great family in one unit.

The biggest thing you would want as an owner is communication. 

Tenant not communicating or applying for rent?

It may require more communication before & after the storms with the tenant opposed to your dad, but if it saves you & your family time and money I personally would consider it.  

They keep communication lines open and pay their rent on-time and sometimes even early. 

When you're in escrow, you're working with other agents, negotiating deals and communicating back and forth between clients and agents.

But if you buy it and continue to have clear communication and trust they will be your best resource.
