That way we have WHAT we expect from the contractor IN WRITING, and there is no less arguing about money during the course of construction.We also have a computerized scheduling system  that helps keep tabs on multiple jobs and helps streamline communications to everyone on our team including our subs.  

Our goal is Communication and CashFlow.

The place is for rent right now 750/month not including utitilies... the town is in need of rentals.. so i can basically guarantee it being easy to rent as the realtors in town say its been great.. they are also the local property managers.. haha small towns. i have 5% down.. so i also need to pay the canadian CMHC insurance of 2603 added onto my mortage. the house is so cute.. yes i know that sounds emotional and i know this is a numbers game.. but I think its a perfect little starter place.

Unless I am misinterpreting your post it sounds as if you are unable to ask these question from the seller because you are not in direct communication with them.

Another good option is to get into the databases of Boston wholesale dealers to see how they communicate with their clients and the types of deals they are offering.
