Yes but does does not hurt to network now right and build your connections?

Texas is difficult as a Californian due to the extremely high Texas property tax, coupled by the CA state income tax.

I’ve been a licensed agent for 8+ years and have managed rentals here and there on a smaller scale but now fully prepared to build a business out of it. 

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma. 

Does it being in at least $7,200/mo in rent to cover 1.2% DSCR loan if you put $275k down and the insurance/property taxes/utilities are under $500/mo?

Is there a financial vehicle where I can park that money and only pay taxes when I make withdrawals? 

Working a couple of deals there and looking to expand would like build relationships with a few key people there.  

What's my tax bill if I sell and don't exchange?

My strategy right now is to sell the land to a real estate developer to develop the home at a steep discount ($150,000) but make a claim on the stake of the overall project to get my remaining money back, plus the profit of the build. 

Property taxes are good, when comparing to California, (we are from San Diego)
