So, in this BRRR  hold scenario, you can at least have peace of mind that you have a quality long term rental to hold and since you just did a great modern rehab on it, you should be able to command the high end of the rental price spectrum.

The area is not a war zone but is a lower blue collar area (for anyone local, it's off of Broad River between I-20 and Bush River Road).  

I think the question is far too broad for anyone to really answer.

In very broad and general terms I would say that cash flow and appreciation go in opposing graphs.

If the proposals discussed below are adopted, the materials used in general solicitation (which is a very broadly defined concept, including most attempts to condition market interest in an offering) will also be subject to legending requirements.

That is unless you want to invest in lower end cash flow properties, but you need to be very careful with that.Of course, this leaves out a lot of detail and there are of course exceptions, but those are the broad strokes of where I would be cautious about.
