What are some of the biggest problems that landlords are facing??

What are some of the biggest issues that some of you (landlords) are currently facing on a continual basis? Please be descriptive. I want to build my knowledge in this area and I'd like to know some major pitfalls that some of you well-seasoned investors are currently facing today.  (EX: dealing with bad tenants, finding good property managers, sexual harassment, etc).
