We thought the process would be a quick hit type of thing - go in, buy a condo, slap some fresh paint on it, rent it out; repeat - and maybe it would have been if we were more experienced/less timid about our first investment. 

Agents pay to show up on Zillow listings, and it's (in my experience) usually brand new inexperienced agents that don't have a stream of clients so they pay Zillow for leads.... 

Hi Bigger Pockets: I see that this subject has been covered before in older posts but I thought I'd start a fresh post to get the best current thinking with AirBnb, VRBO, etc becoming more mainstream.What is the most effective strategy to debt finance the acquisition of a property that you plan to rent out exclusively as a short term vacation property?

My ideal property is one where some or all of these major systems behind the walls or hidden in utility closets are brand spankin' new, but all the cosmetic stuff (the easy and inexpensive stuff that you can see and adds the most value) is just awful, worn, dirty, dated, cluttered, and smelling of cat pee and cigarette smoke.

Here is my experience with aluminum wire in my rental:The house was built in 1968 and it had a Federal Pacific brand service panel.

To do this I must decide on our brand. 

All this attention has pulled some of my old clients out of the woodwork to contact me and is further building my 'brand' recognition if nothing else - educated folks see right past the nonsense perpetrated by the haters.

My business partner and I (both freshly passed the UT agent test) will need work work under the supervision of a Broker per state rules, but will have a fully independent company aside from working under the broker on paper.
