We thought the process would be a quick hit type of thing - go in, buy a condo, slap some fresh paint on it, rent it out; repeat - and maybe it would have been if we were more experienced/less timid about our first investment.

Agents pay to show up on Zillow listings, and it's (in my experience) usually brand new inexperienced agents that don't have a stream of clients so they pay Zillow for leads....

My ideal property is one where some or all of these major systems behind the walls or hidden in utility closets are brand spankin' new, but all the cosmetic stuff (the easy and inexpensive stuff that you can see and adds the most value) is just awful, worn, dirty, dated, cluttered, and smelling of cat pee and cigarette smoke.
