Agents don't like to work with wholesalers because the nature of wholesaling is to get a property under contract for a price that leaves room for an end buyer to pay a wholesale fee, and also has some room for the end buyer to make some money in the deal.

I go to the open house and walk the house and write up a scope of work of what the investor most likely did. when the listing agent starts asking about me thinking I'm an interested buyer I explain to them exactly what I'm doing and if they don't want to waste their time with me I understand.

The issue is that you are dealing with two distinctly different products each having a different driving factor.SFHs are not specific built rental income properties, therefor the price is driven not by rent but rather by the whim of home buyers.
