I agree the numbers look risky but here is one route...have the seller carry owner financing on the property short term 1 year...put a sizeable down payment and before closing show good faith by purchasing materials for the property improvements...that way the seller knows worst case scenario if the deal goes bad they will get the property back in better condition then when it was sold...Then assuming all goes well with rehab you should have enough equity that you could attract a good HML...make sure to let the seller know what changes will be made to the property and be sure they are authorized in the terms of the owner finance transaction.

I found a property manager for my Dyton OH property, Does anyone have any experience with CitiMark Properties, LLC . they are in several markets . are there any contract details i should consider, it is a one year contract and they will automatically fix any maintenance problem up to $250 without prior authority. is this something that should be negotiated?

Would this then be automatic or does a judge have the authority to restrict a new owner from moving in, this based on certain facts presented at the trial, e.g. prospective owner already owns and lives in a house but wants to move here to be closer to relatives.Landlord bought the house in 1985, renovated it, and immediately placed it in use as a rental home.
