Financing an REO for Flip - Need advice

I'm looking at vacant houses, but what I've noticed is that there is more REO inventory than vacant houses.

REO brokers will not let me tie up a property if they know that I'm going to try to flip it. They want to know that I can close on my own. So I need to have ready financing available. I live in Jacksonville, Florida (really Saint Augustine). Any ideas on getting some quick financing for a property.

P.S. I have a good credit score and good income, but the wife doesn't want to be involved with being her being on a loan with me. She doesn't even want me to put any binder money down, but I'm working on her to get at least binder money.
