I'm not sure these aren't justified complaints.

Even with no commission, they aren’t exactly low hanging fruit.

Also, at least one of the counties there is going through a county-wide tax reassessment currently, which is going to greatly change some of the tax bills, so keep an eye on that if the Poconos is a consideration.I can't speak to South Florida specifically, but broadly Florida was one of the worst hit markets in the country in the last recession, it might be a consideration to pick up a place down there during the next market bust if you aren't in a hurry.

They aren't the cheapest game in town but they do good work and can be trusted.

If so, then that should transfer the authority to you to file based on the tenant's failure to adhere to lease terms.  

Most aren't a ton on a 6 unit.

The tenant tried to file a complaint with me at the housing authority and I was able to show documentation that it was his washing machine that had caused the damage.

B) you aren't going to be able to track the former owner down any better/faster than the foreclosing entity is, and they would be doing the same thing for the borrower, for free. 

They seem to be selling the homes that they aren’t able to rent or that are too far gone and need demolition.
