You could knock on doors, "drive for dollars" method to look for empiy houses or FSBO signs, look at Craigslists ads, do mailings, check or use local papers, go to real estate websites, go to local real estate clubs, etc..

@Quinton Childs As I said earlier, of course you can't say definitely he'll take your offer or level of motivation until you meet with him, but if the repairs are extensive you need to make your offer accordingly.

Since this is a SFH, you're not going to force the appreciation by adding storage space.If this is a long term hold, you'll recoup your investment no problem.However, if you'll looking for yield, then I think your new dollars may be better spent elsewhere.

I had a chance to look at the house before it even became foreclosed - extensive updating is needed, and there's a problem with septic, disclosed by the owners at the time.Of course, the problem with sitting and waiting for 2nd reduction is that it might get much more attractive to everyone else, including investors.
