You could knock on doors,  "drive for dollars" method to look for empiy houses or FSBO signs,  look at Craigslists ads, do mailings, check or use local papers, go to real estate websites, go to local real estate clubs, etc..  

Hi @Terrence Manderville, I recently closed on a couple of similar transactions and I was really satisfied with the attorney I used as she has extensive experience in these types of transactions.

@Quinton Childs As I said earlier, of course you can't say definitely he'll take your offer or level of motivation until you meet with him, but if the repairs are extensive you need to make your offer accordingly.

Since this is a SFH, you're not going to force the appreciation by adding storage space.If this is a long term hold, you'll recoup your investment no problem.However, if you'll looking for yield, then I think your new dollars may be better spent elsewhere.
