It would be nice if someone could put together a services provided & fee structure summary then allow BP'ers to comment on their experience with each respective company.

I’m a firm believer that anyone can improve in this respect – it might just take a lot of time and hard work.As a recovering (functional) alcoholic and all around piece of crap human being, I’ve spent a ton of time trying to figure out why I did the things I did, reacted the way I did to situations, thought the way I did about things, and why I was who I was, essentially.

If you do not consistently inforce you can not expect tenants to respect the contract or their landlord. 

The exact location and not initial cap rates is what mostly predicts any profits with respect to SFHs. 

Preforeclosures - depending on whether the state uses judicial or non-judicial foreclosures, these are based either on the filing of a lis-pendens or a notice of default respectively.

I have a question with respect to Cash-Out Refinance.Background and some context- We bought a duplex last year and put in some money into it.- It lost money this year due to an eviction and we ended up doing a major rehab (putting in more capital into the property).

We're doing this part time as we both have full time jobs/careers in the Biotechnology Field and Federal Government, respectively.

I know them and respect them, but to think all criteria is met or not on paper only is reckless.
