A side-by-side duplex will be more pleasant to share with tenants and easier to rent than one over the other, pay close attention to the other surrounding properties, talk to the neighbors and local police etc, maybe visit on a Friday/Saturday night to see if there's any monkey business etc....... here's to your success!
