You always want a move-in/out walk thru and take pictures on both, so @Greg S. comment re physical signing, keys, deposits thwarts total automation :sigh:

You will need books, towels, sheets, TV, plants, cookware, pictures on the walls, knick knacks.

I'll also add that if your LLC is managing the property (and not owning it), there may be more beneficial entity structures available than just an LLC- such as an S-Corp.Depending on certain factors, structuring the entity differently could save you money on Social Security taxes.Be sure to talk with an accountant that has a full picture of you situation!

I still managed to clean that up pretty nicely.I made a mistake not taking pictures of everything in the house when I first moved in -  but how would I know they could be like this!!! 

Motion detection, night vision, saves to the cloud, you get alerts on your phone and can view the camera.

Hard to tell from the picture, but it looks like there was a joint in the edge and that end of the left section of the edge may not have been very well glued on at its right end. 

Check the Census Bureau and other websites for demographics, job growth and other projections in your particular area.It’s not only normal to ask, you must get that information (rent roll, T12, P&L, CapEx and whatever else helps paint a solid financial picture) in order to make an educated underwriting and offer.

I also try to picture his properties although I was picturing something more like swinging doors, tumble weeds, and chaps. 

I use Quicken Real Estate Edition (yes Quicken) and it has a mobile app that I use to take a picture of the receipt and create a line item (with that pic as an attachment).
