Other than Mashvisor, are there any other tools that can automatically filter out any new MLS listing based on my criteria (e.g rent avg, cap rate, expense)?

Michael, something I want to add to your spot-on comments; I see a lot of inexperienced STR buyers, buying a property to be a STR either on their own (FSBO or through the listing agent), or through a buyer agent that has little to no experience with STR's and who doesn't have a a great STR network, strategy, has no ability to analyze a property's STR potential, doesn't know how to assess and recommend remodel or what it will cost or how long it will take and what's required by city/county, etc.

There were no properties or policies listed.

Option 2 is I list it and we find a suitable tenant but they pay until then and they’re allowed to find a tenant too.

Hey Cody, I would not continue to expect the homes to appreciate as they have in the past, so I would definitely look in to trying to find something off-market, or by offering lower than listed on stale properties that have opportunity for some value add.

When I told her this wasn’t allowed, she asked what part of the lease prevented it (there wasn’t anything in the lease that prevented it) …needless to say, I changed my lease to clearly state that each room in the house was single occupancy, and that there were limits on the frequency of guests (you live and you learn).This is by no means an exhaustive list of house hacking tips/tricks, it’s just what came to mind…It’s also worth remembering that, even with extensive preparation, house hacking can be challenging, and things WILL go wrong (e.g.; inconsiderate housemates, broken leases, furnaces that kick the bucket at the WORST possible time, etc., etc.).

Are there better lists that I should be targeting like high equity or mailing to everyone in a certain neighborhood?

Say they list a property for $100k, and it will cash flow for you at that price, but they actually have more than $100k in debt on the deal.
