If the seller pulls the listing and waits the 10 days, it appears that we would be able to enter into a lease option agreement without violating any commission/listing contract.

And if your list is not to big you can have an answering service like PatLive (Website) answer the incoming calls and enter in pertinent information guaging motivation level and/or deal feasibility into a CRM like Podio (Free - Website) or Zoho (Paid - Website - Customized for Wholesaling by Tracy Link ) So your only job would be to call back the motivated leads you feel could be deals.

@Brandon Hardy I have used http://www.greatschools.org/ they have a search feature where you enter the zipcode of the property you are evaluating and it gives you a list of school and their rating on a 1-10 scale.

I'm a little uneasy hearing the same thing over and over from experienced investors that you need to hire everything out, lost opportunity cost, your time is more valuable, yada-yada-yada ;)Yes, when you've grown your business past the infancy stage, hire it out and focus on more valuable tasks then drywalling, absolutely - but not everyone enters REI after spending a decade socking away $$ in a corporate world, and some just enjoy the challenge and want the opportunity to learn the process so they could have a better finger on the pulse later on - and that's the case with meI chose to remodel my primary residence 90% by myself.
