I just think it all depends on what your expectations are.

My father has flipped a few houses several years ago so we have a basic understanding of what we are getting into as far as what to look for and what to expect in the renovation process although we know there is much to learn.

Looking over other development deals I would have expect cash flow proportion to be more in line with the equity split up front, pari-passu.

However, the local bank I used for my mortgages is Susquehanna, which is now BB&T.

So the idea of flipping is very difficult due to expected time on market and approved buyers available.

I haven;t really posted much and don't want to look like a moron. 

Those approaching me to list are expecting miracles.
