I don't think the model is sustainable, but it could explain how flippers could be making money on deals where the numbers are very tight.

Sustaining a business is expensive.

In a world in which Realtors represented an actual service industry, instead of a profit maximizing semi monopoly with PR and lobbyist to try to convince the public otherwise, and political contributions geared to the interests of sustaining their interests, wholesalers opportunity for profits would be very limited.  

If you're wanting to mention within the marketing piece that you specialize in helping people who are this type or that type fine however I wouldn't directly go after the small groups. for two reasons. 1 - they're not large enough to sustain a business model and 2 - I don't want all of my eggs in one basket.

It usually takes a sustained campaign with many responses after 4+ mailings.With calling and door-knocking it's a little different, a no is a no.
