REI direct marketing

I've done enough direct mail marketing to know that the list you mail to is THE most important ingredient to a successful campaign, the message is second. So far, my DM success is in the ditch. I have access to a plethora of lists, absentee owners, real estate farm lists, code violations, with addresses, people who have missed one or more mortgage payments, or property tax payments.

I would really appreciate any suggestions for finding a good list. thank you

Good morning....

The list you're looking for isn't available at the refinement you're wanting. If it were it wouldn't be available for purchase.

Here's a suggestion;

Look at marketing for motivated sellers much like Michael Jordan approached basketball...

It's paramount that we get in playing shape. Sustaining a business is expensive. Not to mention the cost of the inertia.. Make certain that you have both the financial ability to market consistently and ability to purchase property and understand the time requirements to turn your dollar.

Become very good at all aspects of marketing. Jordan at first was great at hitting the hole. However every off season he practiced and practiced to become proficient at his fades, 3-pointers, pull ups, and foul shots.

Take the shot. This is the easiest and hardest thing to do. Jordan never had the problem. He took the shot. And a lot of times failed. However the shots he took made him arguably the best player ever...

Take the shot. It will set you free...

So here is my current list that I'm marketing to...

1- Four year minimum ownership

2- 20% minimum equity according to assessed value.

3- Absentee and owner occupied

4- Two and three bedrooms only

5- A maximum of 50% of median value with an assessed value less then 100,000

6- Single family only

7- No trust owned or corporate owned.

8. City metro areas only

Once you have your list market to it. I am currently hitting mine for six months then recycling the list. I send out 2 yellow letters 2 zip letters and 2 large postcards.

The message on the yellow is two color and a semi long copy. The zip and postcard are virtually the same copy. On the zip and postcard I use my brand where I don't on the yellow letter.

Every call goes to a 24/7/365 live operator who screens the caller for my five questions.

I require the seller to make me an offer. It's so easy. As long as you don't fear success.
