@Randell Harris30 years age difference is not a comp unless the older home has had everything brought up to the same standards (plumbing, electrical, roof, mechanicals).  

HVACs break, roofs leak, basements flood, storms cause damage, carpets need replaced, tenants cause damage, tenants don't pay, etc. 

I manage my own properties and have learned that I truly love every aspect of it.

I now oversee all aspects of selling parts and providing service on vehicles. 

The report said all the big things were ok but after the closing I got my own inspection report on the house and found it had rotten wood in the roof, leaking and mold in bathrooms, sinking foundation and a broken HVAC system. 

New windows, siding, roof, gutters, front and side porch, landscaping, electrical, plumbing, cabinets, granite countertops, HVAC, etc..

And that made me think about the benefit of also adding pictures of any major work that isn't visible such as replacing the plumbing or roof.  

As far as coverage, your major differences in rate will be affected by roof age.

Maintenance on bigger homes like this is a BIGGER expense than normal.Larger roofs, crazy roof lines, multiple HVAC's, grande sized pool equipment, property tax increases.Plus  ongoing asset maintenance costs, such as mold forming in a veranda ceiling that needs to be removed and repainted, etc...That out of the way, if there are not a lot of takers for this place, could you do an OWC, or a Lowball.What I mean is there any scenario where you could step up to the plate on your own and buy it?
