I recognize that I won’t be able to fully do so from afar, and eventually have to come down and spend some time at local meetups and pound the pavement a little bit to get a better feel for the market.

I recognize I'm still new to short term rentals and I'm still a relatively small investor too but I figure if I don't push myself to learn / try something new then no one else is going to do it for me. 

To offset gain recognized in a year solely attributable to depreciation taken in the same year doesn't strike me as much of a benefit.

Something I'm recognizing is how personal the decision is to form an LLC, increase insurance protection or some combination of the two. 

Beyond property tax rates, I have not recognized any different factors which could make one side of the river more appealing than the other but am still diving deep.

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.
