The closing to be scheduled in three years (must specify date) and why will happen to the contract if the buyer does not fulfill the terms of contract (such as relinquishes down payment and vacate the property immediately specify date).

I make all my money from renting my vacation property to people with dogs.

I was wondering if anyone knows whether there are tax incentives available for making a vacation rental property wheelchair accessible?

., or you might consider buying condos rather than houses.Also, in regard to cash flow, there's a lot of investors that cash flow with Vacation Rental properties. 

If the seller can't/won't vacate one of the units before closing, what are my options?

Some big time outside investors were buying up large apartment complexes and serving 20-day vacate notices, rehabbing and then increasing the rents beyond the means of the people who had been living there.

Then on Nov 8 we delivered a 3 day notice to vacate or file eviction.

Friend got it with this at a vacation home.Forget the billing and fix the problem:First take better pictures of the meter and the connection for evidence.Get an electrical contractor to come out, disconnect the illegal connection and install a security box with a lock so there's no access to the power  connects.Write a letter, send it Certified to the neighbor with copies of the tampering that this is criminal fraud and theft and if it occurs again, they will be prosecuted - - clearly note a copy has been sent to the Utility Company.You might research the owner of the property and send a copy to them also (in case it might be rented).You didn't start this but need to control it.
