I believe that your criteria should change...For example im much more strict now for safety but also because I think good deals are coming soon and so I won't stretch to invest in an OK deal now.

There is nothing wrong with using some principles of Socialism to maintain a decent/compassionate society but the Socialists MUST be controlled and must be prioritized behind keeping the system running and it's Capitalism that keeps the system running.

If the Tenant goes to the trouble of convincing a local mental healthcare professional that they need an ESA, then you must provide REASONABLE accommodation for the animal UNLESS it threatens the health and safety of others (Anyone else thinking Pitbull...??) 

I think what I have learned out of that experience is to spend a little more time on what all of my goals are and do a better job prioritizing them. 

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

Some of the rules include: Condo communities can only have a certain % of the units be rental units; the HOA must be able to attest to the safety, soundness and structure integrity of the building; there must be sufficient reserves.

Was reading up on this and obviously you need to provide what the local fire safety code dictates, but that aside, do you provide fire extinguishers to individual units?

I love my job but want a safety net too. 

I've since installed a fire/CO detector in the garage, and sent an email to the tenant urging and highlighting the association's rules that no in-home  business that causes risk to safety and health, is allowed.

I would like to earn a 10% cash on cash return, and feel that provides a margin of safety.
