I’ve got some tools for finding off-market deals and analyzing them, but I feel like I could use some more guidance to make sure I’m on the right track.Additionally, I'm also looking for a coaching program that offers one-on-one support for someone in my position.

@Freddy German, 2 other pieces there: I am not positive, but I believe you need to have 2 forms of direct egress for basement units.

Instead, a better way to scale is to take that same money, and split it over 3-4 down payments to then be in a position to do 3-4 deals.

I will be in a much better financial position if I choose to do this after the 60to 90 day period.  

I am open for single family, condo and multi family options. 

Did you invested in any of this options?

I just wanted to see what options were available.

To my mind, strictly enforcing lease terms is closer to a last resort than a first option.

What do you guys consider to be a better option?

I'm running out of options.
