I used to go to the courthouse and would have to pull the physical books to do searching, now all of these records are online almost everywhere so it's becoming simpler but still tedious work.

I'm on path to start a three semester physical therapy assistant program this May.

That being said, I am a huge proponent of owning tangible assets such as physical precious metals and certainly land and property. 

Most FSBOs not only don't know what the home is worth, but have no clue how to make physically make an offer with the legal and proper disclosures.  

Unfortunately I cannot be there physically for tenant showings etc., so brainstorming various ideas, Hiring a Property Management company will make the cashflow -ve.

I worked in childhood education & physical development for about 10 years before this so I have the same opinion about it!

With covid, are you guys still having local investor meetups in corvallis I generally attended the Salem ones and they are no longer doing physical ones with covid so I have not been getting clients through those means anymore although my efforts from initiating investor groups before is still paying off today. 3 years later I will still randomly get a call from someone who kept my number from the investor groups. 

I know that Arizona has some different rules than most other states when it comes to licensing and their requirement for the lender to have a physical location in the state in order to lender there.

@John HamiltonI took the route of living on the east side due to the amenities, work proximity, higher class tenants, etc.
