We have ask for a mutual release and return of our $2,000 earnest money due to the fact we no longer feel it is a safe area because of the break in and there have been a few other red flags along the way.   

I was trying to go for cash flow (on paper)  but I'm losing money every month, not sure when these properties will stabilize.

Do you want to close in your personal name or in an business entity? 

Alternatively, they can sign a new lease and save a lot of money.

BRRRR is an amazing strategy to quickly scale and to recycle your capital quickly - it's how I personally got started investing here in Columbus Ohio and quickly grew to over a 7 figure portfolio.

Then in about 2012 or 2013 or so when the bust was still going on, warrentbuffet was asked what he would invest his own money in if he could choose anything at all - and he said sfh's. 

If you don't then I recommend you use that money to buy some liens.
