I would say that was worth it.I don't follow your logic that the other appraisal should compel a buyer to go over $3M.If you have seven offers, it is not very likely that you will see a higher offer at this point.

The hurdle you will run into is that a purchase money loan (mortgage, car loan, etc.) is a preferred status under the law and will take priority over other debts and claims against your assets.

Not including land or any development costs.If you had a stabilized one in the same area that is lets say 7 years old it could run for over 20 million easy if it producing well.
