Title companies are catching on more now and are not allowing mobile notaries, do O&E's on any vacant land sales including a letter to the owner's primary address from public records, etc. but some of these are still going through with the money ending up being wired to various scammers.

The loan programs for 1-4 units have more favorable terms depending on if you're buying with income with a conventional investment property loan or having the loan underwritten by the rents with a DSCR / rental property loan. 5-8 loans generally have tougher underwriting and the rates are higher if you're looking at DSCR loan options for 5-8 units.

When coupled with a good homeowners insurance policy, you can have most of your bases covered.An example would be.....if my A/C unit dies, then I would call the Home Warranty company to come service/repair/replace it.
