Some of this also depends on what efforts are made to mitigate damage.

Hope is not a strategy.You can mitigate a lot of the risk buy buying 1st liens with substantial equity.  

Knowledge mitigates risk.

Would it help mitigate liabilities if I were to go with a residential loan?

In general, conducting clear and quick communication while mitigating the feeling of being rushed is the key to my approach.

I like to mitigate that future expense with pet fees as well as try to lock them in for longer term leases (2+ years).
