I think there a few up and coming areas considering the major development of a solar city/Tesla factory nearby and a massive medical campus that is opening up soon.

Since you have a full-time job I would focus on reducing an bad debt (credit cards, medical bills, small loans,).

Dropping replacement cost on contents, and medical payments helps.

I was thinking about adding laundry to the facility.

And if you're going to build new facilities it doesn't hurt to have that "influence" when you're looking for city approvals, trying to fast track environment reviews, etc. 

Buddhify and Headspace are two great apps for meditation if you are just starting out.That being said, there is no replacement for the correct medical/professional care and support.
