Your choice seems based on what this contractor has to lose, ie.

I know this is pretty deep down the rabbit hole, but hopefully someone has a better idea than a separate excel sheet (although that might be the best answer?).  

I am hoping to start by making my current house a true house hack with a basement unit - need to do the construction still - and then to start looking for more houses to start renting out for long term buy and hold strategy. 

I hope you verified their license and insurance, added yourself as "additional insured" on their policy, checked zoning, and are prepared for additional wear-and-tear.I personally don't allow it anymore because it always turned out bad.

So far I am only at about $90,000 in cost for this duplex and when I am done Im hoping I can refinance for 80% of a higher value then what it cost to build, rent out, and repeat the process.

We are located in central Illinois.In the hopes of not pushing closing, I am hopeful the bigger pockets community would have a recommendation for investor friendly insurance companies and brokerages.
