First you must determine if you want to purchase the service station operating business and lease the real estate, purchase the real estate and be a landlord to the station operator, or purchase both the operating business and the real estate.Many of the best locations are either owned by oil companies and leased to operators, or have restrictive contracts with severe penalties for changing gas suppliers.

@Danny Wu - thanks and best of luck to you too@Dave Bolduc- I have been researching the East Rock area as a potential invest location but find the swift changes from neighborhood to neighborhood difficult to judge without knowing the area better.

The question is how much do you make and could that result in significant contributions to such a plan.If you are just starting out, and have minimal contribution capacity and/or limited resources to rollover from prior retirement plans, then a self-directed Solo 401k is probably not going to benefit you.

If you have a lease, neither you nor the landlord can terminate the tenancy prior to the expiration date of the lease, unless the other party has violated a provision in the lease.
