is it normal to ask an agent what the noi is?

On the Multiple Listing Service, agents who are listing multi families rarely have all the numbers that are needed to see if its a good deal or not. They dont even have what the rentals take in.

usually i send an email to the agent saying "how much are they charging for rent and what is the NOI". is that a normal question to ask over email? is there any reason why 90% of the realtors would keep that private

@Devin Mann @Account Closed is right. Don't worry about NOI from what a realtor is going to tell you because each person will likely come up with a NOI, and would you trust their response anyways?

Know your market, figure out what utilities owner carries, what repairs/capEx are needed, etc, what did similar buildings sell for? Is this the kind of building/location I want to own.
