Just cut yourself a check for whatever amount you want and use it as you see fit.

I certainly would prefer to avoid legal fees, but cutting him a check under the circumstances just isn't happening.

Because you have your work cut out on smoke remediation anyway (check some other forums on that) whether it is next week, next year or in five years.

In my case they didn't honor that and cut it short.     

You can also cut your teeth partnering w/experts and earn/learn while you get more familiar w/the markets.  

Maybe my math is off, or missing some loan amounts where interests might be lower, or have to be creative, but it cuts profit in half and makes MY project not worth it.
