The Act says explicitly "Nothing in section 804 of this title (other than subsection (c)) shall apply to-- ... rooms or units in dwellings containing living quarters occupied or intended to be occupied by no more than four families living independently of each other, if the owner actually maintains and occupies one of such living quarters as his residence."

I was trying to do due diliegence to independently verify the recommendation. it is reasonably 2.5 hrs from where I live in michigan2) The property met the %1 rule as suggested.Was looking at using turn key provider as I was trying to optimize my time between job , family and other things.I am sure those are not perfect reasons, but willing to hear your thoughts on Lyndhurst /Cleveland
